Cherryburn showcases a traditional style home built with a high performance timber frame structure. It was the first house in Northern Ireland to use the award wining ProClima humidity control system with Cellulose Insulation. It is a perfect example of robustness with its thick walls and heavy doors.

The living area is spread out over 3 floors:

Ground floor

The Brief

The homeowners commissioned Kudos to design and build a timber frame family home to suit their young family, with the following criteria:

  • Traditional Design – a modern twist on a 2 storey farmhouse
  • Light filled, spacious open plan kitchen, living and dining area
  • 2 receptions on ground floor
  • 4 bedrooms – ensuite
  • Master bedroom to link into a walk-in wardrobe
  • Wish list: Games room
  • Finish to a high-end bespoke standard
  • Heavy doors, with joinery befitting of a traditional home
  • High performance, low energy home

Building core and fabric

The home belies all notions of timber frame construction being confined to modern architecture. The traditional farmhouse style similarly embodies simplicity and clean lines. One of benefits of timber frame construction is the profile of the build means that much of the engineering and cabling can be hidden. This results in the joy of living without the clutter of TV and telecommunication cabling which is secretly embedded into the walls and floors. This obviously requires some forward planning, but if you are building your dream home, it is worth paying attention to the finer details. Working with both Kudos and the interior design team at Orr and Gillespie helps as they bring their wealth of experience and eye for details and spatial awareness to the fore.

Low energy home

Primary reasons for opting for a timber frame core included:

  • Speed of build
  • Achieving thermal efficiency through airtightness and insulation

Timber frame structures offer the opportunity to achieve low u values that are extremely difficult to achieve in a block build structure. The client wished to future proof against volatile fuel costs, but more importantly, they wanted to create a clean living environment for their family. Kudos advised on a build profile that would achieve this and reach an optimum u value, resulting in a comfortable, low energy home.

At the time of the build 10 years ago, the client’s opted to install a wood pellet stove as their main mode of heating. In the last 18 months, they have installed an air source heat pump (ASHP).

 

Design

Kudos designed the home to the client’s brief. Having chatted to the client extensively, the Kudos team felt that they were very much attuned to the client’s lifestyle and paid as much attention to the flow and functional design of the house as much as the aesthetic design.

Interior design duo, Orr and Gillespie, were also commissioned and the result is an extremely well thought out family home that is sumptuously furnished.

 

A Happy Home

Cherryburn was one of the first timber frame full build homes that Kudos both designed and built. Testament to the quality of the build and interior fit out is how fresh the home feels 10 years on.
